Should New Homes Be Inspeced

I am buying a new home, Should I get it inspected?

As a home buyer you should always get a new home inspected.Getting a brand new home inspected may be more crucial than having an older home inspected.

A house that has been lived in for a few years will usually have had any required repairs taken care of. Most people would not purchase a new automobile without first driving it or having a professional look at, why would you buy something that costs as much as a new house without having it inspected by a professional home inspector?

I typically find many more problems with a new home than with a four year old one.Almost every new home has a few small problems, finding them and listing into a report will provide you with the tool you need to take to the builder and ask for the repairs to be taken care of to prevent them from escalating into major problems in the near future.

Another important fact to look at carefully; the contractor is only responsible for the repairs for one year, if you have a home inspection when the house is new you will be provided with a punch list for the builder to follow and make all the necessary repairs.The 1 year warranty on a new house is the industry standard for a home builder, this is the time that a primary contractor will send the sub-contractors back to make any basic repairs and honor all appliance warranties. Most home builders are very willing to do the repairs because they will get many more referrals by taking care of their clients.

A home inspector will report on many things, here is list of some of the major things that will be checked and reported on;

Being able to identify any structural problems and get them repaired before the home has time to shift or settle.

Finding problems up front and getting them repaired before the new home owner moves in.

Finding poor quality workmanship and reporting it

Finding major problems and solving them before the new owner will be moving into the home.

Offsetting any cost of repairs to the home owner after the one year warranty has expired.

Discovering loose or missing insulation that can cost money to the home owner every day and solve these types of minor problems before moving in.

Finding and reporting on improperly installed or leaking duct work.

Write up any damage that occurred during construction.
