Charlotte Home Inspector Preston Sandlin was inspecting a home in Indian Trail NC in June of 2011 when he noticed windows that at first glance look wet.  You can’t wipe the water off on either side of the window.  What is going on here?  There is moisture inside the window because the seal is broken.  You will hear thes types of window referred to as “broken seal” dual pane fogging or fogged windows.  the all mean the same thing.  The problem is that the inert gas has leaked out from between the windows causing it to loose it’s “R” value.  Typically these windows will need to be replaced but a few window companies say they have proceedures to fix these broken seals.
