Charlotte Home Inspector Explains what to look for on a chimney inspection when performing a home inspection.  From the roof you want to make sure that there aren’t any loose bricks.  Then you want to look to make sure that there is a flue and that it’s not cracked and all the mortar joints have to be intact.  The chimney cap should be solid and free of cracks.  We also recommend a rain cap and a spark arrestor which aren’t present on this house.  Then down in the fireplace you want to make sure the damper works and the chimney is free of creasote.
