World Class Land Pte Ltd. operates as a residential real estate company offering property development, urban vista  marketing, and managing services for small to medium sized apartment projects. The company was founded in 1999 and is based in Singapore. World Class Land Pte Ltd. operates as a subsidiary of Aspial Corp. Ltd.

Fragrance Group Limitedis engaged in real estate development and hotel ownership and management. It operates in two segments: Property development and Hotel operation. Property development segment is involved in the development and sale of residential properties. Hotel operation segment is involved in hotel operations. Fragrance Hotel Chain comprises 22 hotels spread across the island serving predominantly the economic leisure and business travelers. In 2011, it openParc Sovereign Hotel, which is targeting up market segment. Its residential development projects include Prestige Heights, Kovan Grandeur, Upper Changi, Inggu Road., parc Elegance and Le Regal. On August 6, 2012, it announced that a special purpose company Bayfront Realty Pte Ltd was incorporated in Singapore, to develop a new condominium named Urban Vista.

Fragrance Group, WCL jointly win Tanah Merah Kecil site

The tender for a 99-year lease residential site at Tanah Merah Kecil Road has attracted 13 bids, the Urban Redevelopment Authority said. Singapore-listed Fragrance Group and World Class Land Pte Ltd (WCL) jointly placed the highest bid of about S$285 million.

This also translates to S$676 per square foot per plot ratio (psfppr).

World Class Land is a subsidiary of mainboard-listed firm Aspial Corporation.

Urban Vista site area spans close to 14,000 square metres, with a maximum permissible gross floor area (GFA) of close to 40,000 square metres. Since the site is located close to a predominantly landed residential area of Bedok Road, SimpangBedok and Lucky Heights estate, developers could have seen the possibility of a sizeable number of downgraders from these properties.

World Class Land Announces Setting Up of Joint Venture Company with Fragrance Group

The Board of Directors of Aspial Corporation Limited announced that the Company through its subsidiary World Class Land Pte Ltd. (WCL) has incorporated a joint venture company together with Fragrance Group Ltd. with the name of Bayfront Land Pte Ltd. Bayfront Land is principally engaged in real estate developments and has an initial paid up capital of SGD 1,000, in proportion of 500 ordinary shares in the name of WCL and 500 ordinary shares in the name of Fragrance.

One Minute to MRT Station

Tanah Merah MRT Station(EW4) is an above-ground Mass Rapid Transit station located in the heart of Tanah Merah, Singapore.   The station is part of the East West Line, and is between Simei and Bedok.  It is an interchange for trains going to Changi Airport and Expo on the Changi Airport Branch Line (CAL)that opened in 2001. Trains heading to these two stations utilise the middle platform.

The station is the only interchange station not to be part of two or more lines, due to it being an interchange between the main East West Line  and the Changi Airport Branch Line. The station is also the only MRT interchange station to have only one alphanumeric symbol (as opposed to other interchange stations, which have at least two). Similar to other stations on the eastern section of the East West Line, the station’s design consists of white-washed walls and a dome-shaped ceiling, with a glass roof running along the middle of the station.

The station is heavily used by air passengers heading to Singapore Changi Airport.
